Moving Out in Dubai – Step by Step Guide

Moving out, whether you are moving from one unit to another or moving to Dubai for the first time it can be a daunting and stressful task. There are a bunch of things that you need to consider while moving out.

Inform your Current Landlord:

If you are residing in one unit and are thinking to move to another unit, the first and the most important step for residents is to inform your landlord that you wish to move out. According to Dubai Law, a tenant must give 90 days’ notice prior to the expiry of the tenancy contract.

Book a Moving Service:

Booking a moving service in advance will ease your process to a great extent allowing you to focus on other tasks. Many of the movers also offer maintenance services, packing services, re-decorating services. Movers usually offer a package of two or three days so you can easily plan accordingly.

Book moving and relocation service directly with the city’s best contractors and suppliers.

Restore the House to its Original Condition:

In order to assure that you get your deposit back, you must make sure that you restore your current home in the same condition when you first moved in. To do this, you can consider hiring a cleaning service a day or two before you move. Also, you need to repaint your walls if there is any damage done like you might have drilled holes to create a fabulous gallery wall. You may also need to fix broken handles or doors. However, some UAE residents don’t mind losing the deposit amount. So, in that case, if there is anything that needs to be fixed in the house, the landlord might use the partial or full amount to get it fixed.

Transfer your Connection:

Your next step is to transfer your connection to your new home. All you must do is head to the nearest DU or Etisalat centres or simply call the hotline to request to transfer your account. After the application, the technician will come within 2-4 days to connect your line. You may also need to provide some documents for the transfer of connection like a copy of your new tenancy contract and your Emirates Id copy.

DEWA Account Disconnection:

Your next and a very important step is to disconnect your DEWA account a week prior to vacating the property. This step is important because if you don’t disconnect your account you will continue to receive DEWA bills. You can either fill the form online or visit the DEWA office. The documents needed in order to disconnect your DEWA account is a copy of your passport or Emirates Id and previous month DEWA bill. After the process, you will receive your final DEWA bill.

Get your Deposit Back:

As long as you have restored your house condition, you have the right to ask the landlord to pay your deposit back. The deposit should be paid in full.

Get NOC from your Current Landlord:

At this stage, getting a NOC from the landlord is important so as to ensure the building management or security know that the landlord has agreed for you to move out without having any issues or concern.

Move In Permit from Building Management:

To move to an apartment, firstly get the move in permit from the building management.

Register your Tenancy with Ejari:

As per Dubai property law, it’s mandatory to register the tenancy contract with Ejari system. Tenants and landlords are jointly responsible for getting the tenancy registered with Ejari before or immediately after the lease start date. Tenants are generally responsible for registration and paying the related cost. You can register your contract online through Ejari online service and it generally takes 1-2 days to process an Ejari application online.
